The Manhattan Beach Sand Section is bordered on the west by the Strand and goes east 4 to 5 blocks depending on where you are in the city.  Typical Sand Section lots range from  1,350s.f. to 3,500s.f. with a small percentage of lots being smaller or larger than typical.  Properties is the Sand section will sell from approximately $800k to over $10m depending on where they are located and the quality of the home.  

There are many submarkets in the sand section but proximity to the beach and downtown are two prime influences on value.  The Sand Section submarkets are very stratified with the Strand for example, being a submarket that has its own smaller submarkets that significantly impact value.  One of the unique things about the Sand Section is how location differences of as little as 30’ can have hundreds of thousands or even millions of dollars of difference in the value of the properties.  Young families who desire to live as close as possible to the ocean find the flat walk streets in South Manhattan in the 300 thru 500 blocks are a terrific alternative to the Tree Section.  Values in the Sand section more than any other area in town are dramatically impacted by subtle changes in location.
