Manhattan Beach

With a population just shy of 30,000, Manhattan Beach has become the pre-eminent beach town address in greater Los Angeles.   Whether drawn by  the beautiful beaches, the active lifestyle,  the charming neighborhoods and  the idyllic central downtown or the award winning blue ribbon schools, Manhattan Beach has become the “it” location in greater Southern California, for families, singles, second home buyers and empty nesters.  With easy access to West Los Angles, downtown Los Angeles and LAX, Manhattan Beach has a convenience that is missing in Malibu, which is the other high end beach community in greater Los Angeles.

Where you choose to live in Manhattan Beach is largely driven by how much land you desire and whether you want to live vertically (typically 2 to 3 stories) on smaller lots with proximity to the beach or horizontally on larger lots (typically 1 to 2 stories) a bit further back from the water.  There are 6 major submarkets in Manhattan Beach, with many other smaller submarkets.  The major submarkets are the Manhattan Beach Sand Section (Area 142), the Manhattan Beach Tree Section (Area 143) the Manhattan Beach Hill Section (Area 144), the Manhattan Beach Village (Area 145) , Manhattan Beach Heights/Liberty Village Section (Area 146) and Manhattan Beach Mira Costa Section (Area 147).

Hermosa Beach

Hawaii’s beaches are the unquestionable champs, but Reader’s Digest’s pick for best continental U.S. sands is Hermosa Beach, a 30 to 45 minute drive from downtown L.A. Hermosa is Spanish for “beautiful” and this laid-back oasis fits the bill, boasting 1.5 miles of sparkling white sand, a boardwalk (“The Strand”) and the waters of the Pacific. No surprise that it made the Travel Channel’s list of America’s Best Beaches. Serious volleyball abounds; there’s year-round surfing for those who’d like to challenge Mother Nature. Stroll, bike or blade down The Strand, or just relax and soak up the sun. It’s all good.

With a population of just under 18,000, Hermosa Beach has become one of the most popular beach towns in Southern California for families, singles, second home buyers or empty-nesters.  The city covers roughly 1.5 miles of white sand beaches and coastline (35 blocks) and is about a half mile deep.  Hermosa Beach is an older city and as such was not master planned.  You find a lot of smaller lots but also exceptional larger lots as well.

Where you choose to live in Hermosa Beach is largely driven by how much land you desire and whether you want to live vertically (typically 2 – 4 floors) on smaller lots in close proximity to the beach or horizontally on larger lots (typically 1-2 floors) a bit further back from the water.  There are 3 major submarkets in Hermosa Beach, with many other smaller submarkets.  The major submarkets are the Hermosa Sand Section (Area 148), Hermosa Valley Section (Area 149) and the Hermosa East (Hill) Section (Area 150).  All three major submarkets run from South to North parallel to the Pacific Ocean.
